Roof leaks
A leak is rarely directly above the damp patch. Water runs along the decking and comes through at the lowest point. Tracing it is a skill in itself, and it simply belongs to the job: I always start at the junctions and the penetrations.
The signs
Straight away. Put a bucket down, move anything that could get wet, and call. Often a repair of a few square metres is enough and the roof does not have to come off.
How I trace a leak
Water comes in at the lowest point, not where it passed through the covering. It travels along the decking, sometimes for metres. So I never start in the middle of the area but at the junctions: the upstands, the penetrations, the roof edge and the rainwater outlet. If the ceiling shows damp in several places, that usually says more about the fall of the decking than about where the hole is. Tracing it belongs to the job and happens before anything is opened up.
What people ask about this
Often it can. Water travels along the decking and comes in at the lowest point. That is why tracing it is a craft of its own and part of the job.
Usually not. If the fault is at a junction, a repair of a few square metres is enough. If the whole cap sheet is worn out, that is a different conversation.

What kind of roof is it?
Where the roof meets a wall or a facade. The most common place, and usually solved with a small piece of repair work.
Around a vent, an extractor duct or a cable entry. Often the collar has hardened and cracked rather than the roofing itself.
Where the covering wraps around the trim. If the trim comes loose the wind pulls underneath and the water gets behind it.
The junction with the rebate or the upstand. Rarely the dome itself, usually what sits around it.
Around a chimney or along a gable. Cracked or slipped lead is a classic, certainly on older properties.
At the fixing points or the cable entry. Harder to reach, but traceable without taking every panel off.
