How it goes

From inspection to members' meeting

I inspect the entire roof and record what I see, with photos. The quote breaks the work down item by item (roof surface, upstands, roof edges, rainwater outlets, insulation), so the board can show where the money goes and the meeting can decide item by item. What can wait is listed as such as well.

Residents know where they stand

On an occupied block, the scheduling is half the job. Together with the board we agree which section is done when, so residents know when there will be work above their heads and when they can use their balcony again.

With a residents' association it is not one person who decides but a meeting, and a meeting can only decide on what it can see. So I record the complete roof with photographs and break the work down in the quote item by item: roof surface, upstands, roof edges, rainwater outlets, insulation. That way the committee can put it forward item by item and the meeting can choose what happens now and what can wait a few years. I mark that last part too, because it is exactly what a multi-year maintenance plan needs.

One continuous roof area across several homes, usually with gravel and an upstand running right around the block.

Gallery-access block

Alongside the main roof, the access galleries and balconies too, with their own outlets and junctions.

Apartment block with roof terraces

Under the tiles lies ordinary bitumen. That calls for an upstand that runs high enough.

Storage block

A separate structure with a roof of its own, which often comes due years later than the main roof.

Block with plant on the roof

Lifts, ventilation and aerials. Each of them is a penetration that has to stay watertight.

Working in phases

An occupied block can be done section by section, so residents know when their balcony is free again.
