What the work involves

Roof insulation

On a flat roof the insulation goes on top of the decking and under the bitumen: PIR boards, or EPS where that is enough. The roof becomes a few centimetres higher, so roof edges, upstands and outlets all have to be raised with it. That is part of the job and is stated in the quote.

The signs

When the roof covering is replaced, when a bedroom or extension under a flat roof is cold, and when the old insulation has become soaked. That last one happens more often than people think: a small leak will wet a whole board in a couple of years.

Why insulation and roofing belong together

On a flat roof the insulation sits on top of the decking and under the bitumen. There is no way at it without taking the covering off. Anyone who insulates later therefore has to have that same stripping out done a second time. So on every renovation I first look at what lies underneath and whether it is still dry. If insulation goes in or comes out, the roof rises a few centimetres and the roof edges, upstands and penetrations have to rise with it.

Can I insulate without new roofing?

On a flat roof that makes no sense: the insulation sits underneath, so the covering has to come off either way. That is why we combine the two.

How do I know whether my insulation is wet?

A cold patch in the room below, or a roof that gives in one place. You only know for certain once the covering is off; then it is immediately visible.

How thick should the insulation be?

That depends on what lies underneath and how much height there is to gain at the roof edge. I work it out and set the options side by side.

What kind of roof is it?

PIR boards

The most used board on a flat roof: a high insulation value at a limited thickness, which saves raising the edges.

EPS boards

Where thickness matters less, on a garage or an outbuilding for instance, EPS does the job perfectly well.

Replacing soaked insulation

A small leak soaks a whole board within a few years. It no longer holds any heat back and has to come out.

Insulating during a renovation

The roof is coming off anyway. This is the one time the insulation can be replaced without extra stripping out.

Raising roof edges and upstands

The roof becomes a few centimetres higher. Edges, upstands and penetrations rise with it; that belongs to the job.

An extension or dormer

A cold kitchen or bedroom under a flat roof is nearly always a roof with no insulation or with saturated insulation.
