Skylights and roof windows
I fit and replace skylights and rooflights on flat roofs, with an upstand that is high enough and roofing that runs neatly right into the rebate. An existing dome that has discoloured or cracked can be replaced on its own, without opening up the whole roof.
The signs
Condensation between the double skin, hairline cracks, a dome that has yellowed, or water running in along the edge. That last one is usually the upstand or the junction, not the dome itself.
Dome or junction
When water comes in at a rooflight, the dome itself is rarely the cause. Usually it is the upstand beneath it, the rebate the covering meets, or the decking around it that has gone soft after years of moisture. That makes quite a difference to the job: repairing a junction is a smaller job than replacing a dome, and that smaller again than renewing the decking around it. So I look first at what it really is.
What people ask about this
Not necessarily. Often it is not the dome that leaks but the junction around it: the upstand, the rebate, or the roofing that meets it. So that is what I look at first.
Then the double wall is no longer airtight. The dome holds back less heat and goes cloudy. Replacing it is the only answer.

What kind of roof is it?
Discoloured, yellowed or cracked: a single dome can be replaced without opening up the roof.
An opening is made in the roof, an upstand built to size, and the roofing runs right into the rebate.
More light over a longer line. It calls for a solid upstand and a careful junction along the full length.
A flat version, often walk-on or with an opening mechanism. The junction decides whether it stays dry.
If the dome is still sound but the upstand beneath it is rotten, I replace only that and put the dome back.
If the space below is used differently, the opening can be closed: decking in and the covering over the top.
