The roofscape of Rotterdam

The city falls into two kinds of roofing work. In Zuid and Prins Alexander stand whole districts of walk-up blocks and family houses from the fifties to the seventies, with roof areas of hundreds of square metres running on end to end. In Kralingen, Delfshaven and the older Noord the flat roofs are hidden instead: roof terraces, extensions on a courtyard and small areas between the pitched roofs, often reachable only through the house or across the neighbours' roof.

What that means for your roof

That difference sets the approach. A large area in Zuid can be done in strips, with material that goes up in one go. A roof terrace in Kralingen is handwork: many edges, many junctions, and everything has to come up the stairwell. In both cases I come and look first, so you know exactly what is going to happen.

Practical

How it works practically in the city

In Rotterdam it is often the access that makes a job unusual. On a block I agree in advance how the material goes up and whether a cherry picker or scaffolding is needed, so you know what will happen that day. If a permit is needed for the pavement or a lane, I arrange it. Work at height is part of the trade: access and safety are settled before anyone goes up on the roof.

My roof terrace in Kralingen leaks. Do you do those?

Yes. On a roof terrace the leak is almost never in the middle of the area but at a junction: the upstand against the facade, an outlet, or the edge beneath the tiles. Tracing it is part of the job, so that is where I start.

How does the material get onto a block in Zuid?

That is agreed beforehand. Usually with a cherry picker or a ladder lift; sometimes the stairwell will do. I look at that while measuring up, so the day itself runs smoothly.

Built at speed in the sixties and seventies. Whole streets with the same flat extension, shed or lock-up garage, and therefore the same age.

Kralingen and Hillegersberg

Older and more spacious. Here it is roof terraces, extensions and small areas between the pitched roofs, with plenty of lead work at the junctions.

Delfshaven and the old Noord

Densely built, narrow premises. The flat roofs sit behind the facade and are usually reachable only from inside; that decides half the job.

Feijenoord and Kop van Zuid

Old building next to new. From an extension behind a walk-up flat to roofing at height on the towers along the Maas.

Centre and the rebuilding districts

Almost everything flat, and almost everything now due its second or third layer of bitumen.
