The roofs of Zwijndrecht, and what that means for you

The roofs here

The roofscape of Zwijndrecht

Walburg, Kort Ambacht and Nederhoven are largely post-war: walk-up blocks with large flat roofs, and streets full of terraced houses with a flat extension at the back. Heer Oudelands Ambacht is younger, with many sheds and lock-up garages finished flat. In Groote Lindt and Heerjansdam the building is looser and older.

What I look for

What that means for your roof

On the walk-up blocks it is usually a large area with gravel on top and an upstand running right around the edge; that calls for working in strips and for a clean finish at the roof edges. On the terraced houses it is mostly an extension of ten to twenty square metres, where the bitumen has done its work after thirty years.

Practical

What gets arranged before work on a block

On a walk-up block the first question is always how the material gets up. Sometimes that is via the stairwell, more often with a ladder lift or a cherry picker. I agree that before the work starts, so residents know when there will be work above their heads and when the balcony is free again. If space on the pavement or a lane is needed, I arrange the permit. Behind a terraced house it is simpler: van at the door, and a short way up.

What people in Zwijndrecht ask

We are a residents' association in Zwijndrecht. Is that possible too?

Certainly. For an association I write a quote setting out the whole roof area, including the upstands and the drains, so the meeting knows what it is deciding on.

Does the insulation have to come out too?

Only if it is wet. That only shows once the old layer is off; I will show you before it is closed up again.

There is gravel on our block roof. Can it stay?

The gravel comes off to reach the roofing, and goes back on afterwards. Reusing it is usually fine; if it is dirty or too broken down, I will say so.

By neighbourhood

Where in Zwijndrecht is your roof?

Walburg

Post-war walk-up blocks with large continuous roof areas, usually with gravel on top and an upstand running right around the roof.

Kort Ambacht

Terraced houses with a flat extension at the back. Street after street with the same layout, and therefore the same spot where water comes through first.

Nederhoven

Mixed: low-rise alongside walk-up flats. Many junctions between a flat extension roof and the brick facade beside it.

Heer Oudelands Ambacht

Younger in layout, with rows of sheds and lock-up garages all finished flat and often lying in one continuous area.

Groote Lindt and Lindtsedijk

More loosely built and closer to the water. Smaller roof areas, and more wind on the edges than further into the estate.

Heerjansdam

Village-like and older, with detached houses, barns and outbuildings that often have a flat roof of their own.
